Changing Tenancy Agreement Terms

from The Landlord Engine

From time to time you’ll want to update the terms of your tenancy agreement. It may be to keep up with the most recent legislation or you may need to make an amendment due to an agreed change in the terms, e.g. granting permission for a pet or for another tenant to move in to the property.

The circumstances will dictate the most appropriate action required. A new tenancy agreement may be needed, or changes could be authorised via a formal addendum to the agreement being signed. In any event, its important to create a clear audit trail so there can never be a grey area in the future regarding what was and was not agreed. Certainly, any verbal authority granted should be followed up in writing and be as specific as possible. Imagine a situation where your tenant has asked you if they can get a Yorkshire Terrier dog and you respond on text “Sure, it’s no problem for you to get a dog”. Then the next time you visit, the tenant has got a Great Dane! You had said, it was no problem to get a dog, but your permission was not specific enough, so the tenant simply ran away with it. The devil is in the detail when granted any permissions or changing any terms, so don’t leave it to chance.

Whether it’s a tweaked tenancy agreement or a bespoke addendum that you require let us ensure everything is just as it needs to be for you. There has been a lot of attention on tenancy agreements and terms in recent years. There is a requirement for them to be written in plain English and of course, they must be kept up to date. This isn’t an easy task with the increasing amount of legislation that is regularly coming in to force.

The action we take on your behalf will clearly define the terms agreed and the expectations of a tenant.
