We ask you what you’ve agreed with your prospective tenant and for some basic contact information so that we can get started. We will discuss whether you have an energy performance certificate and a gas safety certificate in place and if not, we will guide you on how to arrange these in readiness for the tenancy commencing. We will also discuss your deposit protection options and seek confirmation of your plans. You pay us the pennies and then you then leave the rest to us.
Your tenant is asked to complete an online application form. It’s really straight forward and asks them for information on their financial history, employment and address history. Once submitted to us, we will let you know if they have declared anything of immediate concern, before submitting the application for full referencing to take place. Between us and our referencing partners we then complete full and thorough referencing. You can read more about what we do on our tenant referencing page. We will provide you with a written report demonstrating the referencing that has been completed. We will contact you by telephone to explain the report to you to support you in making your final decision. If you plan on proceeding with the tenancy we will provide you with information on how to complete the legally required Right to Rent checks and explain the next steps.
We will produce your agreement in accordance with your instructions. If any special clauses have been drafted, we will issue a version to you to check before finalising the agreement. We will send the final agreement to you as the landlord and your tenant for your signatures, using e-sign technology. Once both parties have signed we will email you the agreement for your records.
Once we have the energy performance certificate*, gas safety certificate* and deposit protection documents* we will combine this with the How to Rent guide and general information on your property. This new home pack and prescribed information should be issued to your tenant before the tenancy commences. We will do this via email technology which can confirm the email was received and opened. We will ask them to sign using e-sign technology. This will complete your audit trail should you need to reply on proof of service in the future.

We will provide you with an inventory template and some general guidance on how to produce an effective inventory document. Alternatively, you can arrange to have one professionally produced. A sound inventory can prove invaluable at the end of a tenancy. We will also issue you with a check list to help you to follow the correct procedures when starting a new tenancy.
