When tenancies are set up with due diligence and then managed with care, tenancy disputes should be rare.

Some of the most common tenancy breaches are things like rent arrears, keeping a pet without permission, sharing occupation of the property and inconsiderate neighbourly behaviour. Disputes could formulate in such cases. 

Disputes could also occur where you or the tenants make a request of the other party, the initial request is ignored or the response is disliked, and a disagreement ensues. For example, a tenant could request that a certain repair is actioned, but the landlord refuses as they feel the repair is unessential and does not materially affect the property.

We make our process straight forward for everyone involved:

Step One: Bring us up to speed

We ask you about the issue and any communication you’ve had with your tenant regarding it. We’ll need copies of your tenancy agreement and communications to date. Once we have everything we need and the relevant contact details for all parties we will be able to get started.

Step Two: Pay us the pennies

We let you know the fee and take payment so that we can move forward. We will contact your tenant to regarding the dispute points as agreed.

Step Three: Assess the result

We will follow industry guidelines to manage the issue appropriately. We will keep in touch with you to assess any progress and consider a future action plan, if required. Dependant on the severity of the dispute we may refer your case to our partner legal firm, who will provide a quotation for any action they recommend is taken.
