An ‘eviction’ can only take place once an Order for Possession has been granted by the court, the possession date has passed, and your tenants have not left the property.

So, let’s assume you have your Order for Possession and the date the tenants were supposed to leave has passed, and yet your tenants remain nice and cosy in your property. Your patience is wearing thin no doubt. The next step is usually to obtain a Warrant for Possession, which involves applying to the court to advise that your tenants have not vacated and arranging attendance by a County Court Bailiff. We can help you keep your cool and arrange this process for you.

We make our process straight forward for everyone involved:

Step One: Bring us up to speed

We ask you about the tenancy and all action taken to date. We’ll need copies of your tenancy agreement, Order for Possession and other relevant documents. We’ll review the paperwork to ensure you can proceed with an application for a Warrant of Possession.

Step Two: Pay us the pennies

We let you know the final fee and take the payment, including the court fee. We can then move forward and complete your application.

Step Three: Send the application

We’ll send you a copy of the application form to check all facts. Once checked, we will submit the application form and send the accompanying payment.

Step Four: Receiving the Warrant

Once the Warrant for Possession arrives it will provide confirmation of a date and time that the bailiffs will visit the property. This will be communicated to you. You will need to arrange to meet them at the specified time and also arrange a locksmith should forced entry or a change of locks (which is advisable) be required.

Step 5: Celebrate

Celebrate regaining possession of your property. We’re sure its been quite the turbulent journey, but you’ve made it! Take a deep breath, pause and plan what’s next.
